my ideal loft would be 28 ft x 8ft central trapping on a corridor loft so only need 1 ets pad , tile roof is better for birds imo , mini avairys so can bath without leaving loft and sun bathe / basket , and more open for birds , probably would like a reinforced mesh floor on roof rafters upvc walls inside and out one to protect wood and easily wiped down so low maintenance and looks the dogs dangley bits whilst insulating the loft

Where abouts in Sunderland might help ???? there's a few on site from up there
