same problem here but does youer garden sit higher tan rd if so you do not need planning if same level then yes as they deem it to be a danger to passing traffic though how planning comes into it baffles me they can hit cars lowere or higher its just way makeing 150quid for nothing

i had to submit a detailed plan to council for my loft , i would imagine they would have same rules in Scotland as here , loft should be no taller than one storey and not exceed 2 metres in height and be 1 metre away from all boundarys , on your plan you need to include the house garden and proposed non perminant building , hope this helps :)

its just con really mate me i put mine up they come took photos then went but someone i know had to get planning but its wrong as you dont need it for garden shed mind you if youer loft is 40f by 10 diffrent thing ;D ;D ;D

a garden shed is fine as long as you dont upset your neighbours , but as soon as you put pigeons in it you would need to submit a change of use , which would involve above.

a mate of mine asked council if he needed planning permission   when he was putting up a loft, was told no as long as its more than 18 inches away from any wall of the house.and his loft faces a busy road only 20 feet away.on same level as road.maybe different rules for england.

check with your town hall planning department they should know if you need to apply or not  :)

then ask the town hall how close would they allow a non perminant building to a road then you can submit your plans when you have enough information to make them  :)

Hey doomaloon, if you don't get planning permission, will you be selling your loft? :)

You building it yourself, or buying one in, only reason asking is that I live in Turriff, and trying to buy a loft, or thinking of building one myself

Pigeon lofts are permitted development in Scotland. The stumbling block appears to be the road, your loft must be built a certain distance from it.

Class E Permitted development - The provision within the curtilage of a dwellinghouse of any building or enclosure, swimming or other pool required for a purpose incidental to the enjoyment of the dwellinghouse including the keeping of poultry, bees, pet animals, birds or other livestock for the domestic needs or personal enjoyment of the occupants of the dwellinghouse.

Development not permitted

E.1    Development is not permitted by Class E if—

(B)  any part of the building to be constructed would be nearer to any highway which bounds the curtilage than—

(i)  the part of the original dwellinghouse nearest to that highway, or

(ii)  any point 20 metres from that highway,

whichever is nearer to the highway;

©  where the building to be constructed or provided would have a cubic content greater than 10 cubic metres, any part of it would be within 5 metres of any part of the dwellinghouse;

(d)  the height of that building or enclosure would exceed—

(i)  4 metres, in the case of a building with a ridged roof; or

(ii)  3 metres, in any other case;

(e)  the total area of ground covered by buildings or enclosures within the curtilage (other than the original dwellinghouse) would exceed 50% of the total area of the curtilage (excluding the ground area of the original dwellinghouse); or

Here, never ever said let alone applied for... Mind if permission s asked for  then it can't be refused.... makes one wonder why they let a council bloke get involved to show off, pretend to be something they'll not imply know something you don't!

Must say I don't have much synpathy for burkes getting them invovle needlessly.

No higher than  8 foot, or 12 foot long and a couple of metre from back door etc. and nowt said. If bigger and higher etc. They can aply to see and measure it etc.

As for inspecting the birds, they have no juristriction, and would take a lot of plottng and paperwork etc. Applicantions etc. etc. that it is too much trouble to bother with.

If a nieghbour etc. complains... they must state who if you stand firm.... they usually forget it.

So any one that invites and get hassle usually asks for it.
