INSPECTOR FROM COUNCIL

HI EVERYONE,

LAST YEAR I STARTED KEEPING R PIGEONS. JUST BEFORE XMAS I RECEIVED LETTER FROM COUNCIL ASKING FOR PLANNING PERMISSION, WHICH I GLADLY FILLED IN AND SENT IT TO THEM, AFTER A MONTH AGAIN THEY ASKED FOR THE SIZE OF MY LOFT. GLADLY SENT IN THE MEASUREMENTS.

LAST WEEK I RECEVED THIS LETTER FROM COUNCIL SAYING THEY HAVE NOT RECEIVED MY LAST FORM WITH MEASUREMENTS, NOT ONLY THAT THEY SAY FROM THE BEGINING OF THIS YEAR THERE IS A FEE OF £200.00 FOR ANY FORMS.

THEY ARE ALSO THREATENING TO DEMOLISH MY LOFT.

SOMETIMES I DONT UNDERSTAND THE LAWS IN THIS COUNTRY, WHY DOES IT DIFFER FROM BOROUGH TO BOROUGH?.

PLEASE HELP ME ,

AS I LOVE THE SPORT OF RACING PIGEON.

I DO NOT WISH TO BE TOLD I CANNOT HAVE PIGEONS. THANK YOU ALL

They are just scare mongering you - If you get the form in with the dimensions then you should be ok.

 

My first application for my big loft was referred as they feel 40ft is too much (In a 110ft long garden!!!) i argued my corner and it should now all be passed by 10th July.

 

I dont know how the explain how they work but i do think they just like to send such rubbish to make you know your place in the scheme of things.

 

Once i made it clear i would come out the property without the loft here they started to take me a little more seriously especially as i had another place ready to move into.

 

Ps - Keep copies of any documents sent and also send such documents by recorded delivery at the very least!

Welwyn Hatfield District Council has always been a tough nut to crack regarding the keeping of Racing Pigeons. They have more rules, regulations and red tape than the Russian Embassy. I had no end of trouble with them and that was 30 years ago..  So best of Luck

Start from the beginning  :)  have a look at your missives (the conditions attached to the lease of your house from the Council, which you signed when you agreed to the let ) what does it say about the keeping of animals, poultry or pigeons on the property?

 

As to the £200 fee applicable from 2009 - remind them your application is dated 2008 when the fee didn't apply. If they say the forms weren't received then tell them you sent them in, you can't be held responsible for their not getting them.

 

It's not the size of the loft itself that matters its the portion of the whole house + garden plot that it takes up.

Typical council.My father in law was a joiner for the council (retired now) got a call to do some repairs on emergency standby.Done the job turned out the home owner was a councillor needless to say the job sheet got lost say no more  :( DISGUSTING. Not even a council house.

I spoke to a chap tonight who has had the same problem he has no argument though as his loft is 30ft long and only just fits in his garden , he lost because it was too close to the next house, and the council accused him of causing rats to breed under his lofts even though they are on a concrete base which is 1ft of the ground, its nothing to do with his neighbours gardens been over grown and filled with litter, and thats them who reported it to the council in the first place, its crazy :o ;D

Saw a program about rats and it said a rat is within a human beings presence of a few feet any where in Britain.

This is true there is rats everywhere and i think its just another excuse for the council to use :-/

Off subject slightly,but still to do with authorities.A couple of years ago I got a water meter put in,no probs.Monday about one o'clock I heard workmen banging on my fronts.I went out to see what the problem was and the reply was totally unbeleivable.The company who had put the meter in had been fined £140 because the cement surround around the meter cover was not equal all round,ie three sides had two inch of cement the other one inch.Two men to dig it out and cut a paving slab and cement back in.It was perfect ,they even to a photo.Well done Great Brittain.There are about a dozen broken slabs all health hazards but who cares about them.

PS.The lads said they had done about twenty so far that day.

The basic rules are that you require planning permission if you have built on more than 50% of your property, if your loft is closer than 5 metres to your house or any other, if its higher than 13ft (that varies) and if its a perminent structure (stone) or temp Structure wood.

 

There are habitate and welfare regs that apply but provided you loft is neat and tidy, blends in and is vermin free you should be able to defend these.

that was what the council inspector told me when i first told them that i was planning to put in pigeon loft in my garden.just check your local authorities by-laws concerning external buildings and i think you will find that this is true.if you put your loft on a concrete base then it will be classed as permanent if you put it on a timber base its classed as tempory and portable and does not require planning permission but they still like you to ask.i have just asked about extending another 10ft,the inspector came and had a look(same inspector) and told me i could go ahead there and then.i have since received a letter confirming it.i did not involve planning just the housing department.all they did was run it by my neighbours (who i had allready told) and that was it.the only by-law i had to satisfy was that you have to be a member of the whu or equivalent governing body.but as you know laws vary from council to council and just to show you how crazy it is ,their quite happy for me to extend loft but they will not let me put up a secound aerial on my roof.

iwas told about a garage as long as it didint come past the front of your house no planning was needed

a pigeon loft has to be 1 metre away from all boundarys , and as a non perminant structure does not need planning permision , but the permision to keep pigeons by a landlord does im sure if you have done a plan of house boundarys and loft ectra it should cost nothing as its an existing building in permited development i.e that of a non perminant structure hope ths helps a bit , ring and talk to the the council planners as i found they werent that up on pigeon lofts and also said it would cost me to submit planning ectra which after a few talks cost me nothing , it will only cost you planning permision if your loft is on boundarys or to close to a road , all the best Mark :)

as far as i no .it dont matter about size or any thing  if u plan to keep pigeons in it u need planning permission, u can keep any thing els   pigs, chickens , dogs , any thing but pigeons ,

as i rent my house from my fartherin law he approved asked my neighbours they approved rang the local council up told them the shed was there 5 years and starting up with racers they popped out said no problems jobs a good one think the council inspector said as long as its 16ft from both your neighbours back door you wont have a problem he was only hear 5 minutes filled a few forms out ticking boxs by the time i made him a brew he said there you go copy that i aprove
