flyingteessider Posted September 18, 2009 Report Posted September 18, 2009 I found out today my house is part of the cleveland regeneration area they have offerd me £60.000 for my house ,were will i buy a house for that, Im thinking about buying abit of land and putting a couple of statics on it does anybody no how difficuilt this might be ,Or even better has any one done this or no any one who has ,The worst thing is ive just raced my 1st season broke all the birds and now have to start again,How difficuilt will it be to break aload of yearlings ,I ALLSO FLY MY STOCK BIRDS OUT will they be even harder to break or would you not bother, your input will be most helpful,gary
Guest chrisss Posted September 18, 2009 Report Posted September 18, 2009 i am busy breaking some yearlings to their loft [same garden so not too bad]trouble is the next store cat has got interested,and i have still got 30 plus yb to do yet :o :o :B,it took me 36 hours to get the yearlings back in after the pigging thing attacked 4 times [whilst the "proud owner just stood there]

Guest bigda Posted September 19, 2009 Report Posted September 19, 2009 if it dont bother you none to ir yer veiws mate make a apointment with 3-4 lawyers and ask them this will not cost you for the first visit but make sure they know the right men for this after see 4 of them then think of your plan iof attack write it all down and dont be afraid to tell the lawyer what you want if he cant get you anything go to another and run it by him these guys only want a easy ride if yer daft enought to let them away with it

Guest IB Posted September 19, 2009 Report Posted September 19, 2009 Agree with Bigda, you need to get a good legal firm, property experts, to negotiate on your behalf, is £60K their first offer? Also interested in how long you've been in the house, as if it was recently, your lawyer should have conducted a 'developments likely to affect the property' enquiry with local Council. Check too, this is only purchase price - think there is a compensation payment on top of that? Will be moving home in the next couple of years, giving myself plenty time to look for something suitable as I'll be taking birds too, and obviously breaking them. First rule must be before buying have your lawyer check that there are no restrictions on keeping pigeons, and if I was forced to move, like you, I'd be having the lead Developer and Council do all this for me.
pjc Posted September 19, 2009 Report Posted September 19, 2009 when they carried out regeneration work localy they moved people from there houses, knocked them down, rebuilt them and the first offer on them was made to the original occupents, infact 1 actualy left his loft in the garden while they rebuilt the house and then moved back in!

chickadee Posted September 19, 2009 Report Posted September 19, 2009 I cannot see any house these days being valued at £60,000, what are the prices of similar houses in your area, that would be our argument, at least that plus moving costs. Try citizens advice first :-/ Believe me you don't want to go down the static caravan route as they are ice boxes in the winter, tried that done that wore the thermals when we were renovating a house. We cannot get repossessed flats for that kind of money :-/ Good luck and hope you get it sorted
Guest Posted September 19, 2009 Report Posted September 19, 2009 Feel sorry for you because it can't be much fun having your home taken away from you, the sad thing is that even if you stand up for what you believe is right your up against it from the start. Take the 60k they offered you, that might actually be more than generous? Under the law, an authority compulsorily purchasing your home is obliged to pay you no more than market value, plus a small grant for the upheaval caused. Market value means whatever your house would have been worth had the development never been proposed, not its "ransom value". This latter rule can cause homeowners considerable distress if they live in an area where house prices are falling. An example that I found while researching for you was with several areas of inner-city Manchester and Salford where the price of a terraced house had at one stage fallen over a period of 10 years from £30,000 to £5,000. The CPO would be based on that and there is nothing you can do about it. You can do what Alun suggested and cause nuisance but again the muppets who sit on wooden benches won't care a jot and if you were subject to a court order its usually the developer who wins unless there's really strong objection by a large number and not just one. The thing is that none of us are lawyers so asking our advice might do you more harm than good, I did ask my Son who's legally qualified but even he said that this is down to a specialist field and that your first port of call should be a fixed fee appointment with a good solicitor. Don't take it for granted that you'll get the first appointment free as though, this is not compulsory for solicitors to do although most do offer a fixed fee appointment which costs just a few quid. mealybug Posted September 19, 2009 Report Posted September 19, 2009 Don't take the first offer and as said above, get some legal advice. As for the statics on land, a friend of mine has done the same out of choice. Sold his house and moved on to a piece of land, he absolutely loves it.
Fair Play Posted September 19, 2009 Report Posted September 19, 2009 The best thing is to get an independant evaluation for your house this to balance the district evaluators offer, have seen it all before councils love to get things on the cheap while we have to pay through the nose but watch out for the CPO as you could be deemed as standing in the way of progress if you have received a "Resonable" offer.

I bought my house when tony blair said buy your house and own a part of your community and your country as for progress theyve knocked houses down opposite me and havent touched them for 2 years it looks a mess, any way good look jimmy hope you get a good settlment i no what your going through its i nightmare but ther is a light ,The static idea has got me quietly excited im looking forward to waching my birds flying in the wide open and no roofs to contend with i might start winning lol,gary
